Costs involved in buying properties in Portugal

 

This page is aimed to inform potential property buyers of the real costs involved in buying Portuguese property; some guides refer much more than these costs but that’s not true. The true costs that a buyer can expect are:

Fiscal number: costs approx. 6€ per person.

Property certificates (matriz e registo): Depends on how many registers are being issued but normally no more than 50€ for both registers. We offer these certificates to all of our clients.

Promissory contract: Can be variable but usually from 50€ if done in a solicitor’s office and from 150€ if done in a lawyer’s office. If both parties recognize the signatures in the notary there are some more costs involved.

IMT tax:  5% allocated to the land value; 0% to 8% for permanent homes (these rates are applied in a scale rate that you can see here, but most of our properties don’t reach the first level therefore the IMT tax is 0%). For secondary homes the rates go from 1% to 8 %; you can see rates here.

Deed/Notary: The notary fees (which cover the price of the deed) are approx. 1% of the property price.

Translation fees: If you are foreign, there is a legal requirement that makes compulsory the presence of a translator at the signing of the deed; before you sign, the deed will have to be verbally translated to your language, so that you can understand what is said in the deed in order to sign it. Translations can cost from 50€.

All solicitor/lawyer fees should be discussed in order to agree the costs of their services; ask them exactly what you are paying for because some of the above expenses might be already included in their fees.

Each case is a case and eventually there might be some more expenses to pay; so make sure you check them all with the seller and your solicitor/lawyer.
